INSPECTIONS AND OTHER SERVICES: *Conduct a written room-by-room and wall-by-wall inspection and inventory that is signed by the tenants before they move in.
*Conduct regular inspections and inspect your property inside and out at least once every four months.
*Send you a report after every regular inspection.
*Conduct a room-by-room and wall-by-wall Inspection when the tenant moves out and list any damage or needed maintenance.
*Review list of damages when a tenant move out and decide what to hold the tenants responsible for.
*Collect the rent and send your check and monthly statement without delay or deposit your check in a bank of your choice by electronic funds transfer.
*Promptly start court action if the rent is late.
*Represent you and your interests in small claims court.
*Provide 24-hour emergency contact for your Tenants.
*Coordinate repairs and maintenance.
*Get more than one estimate on large repairs.
*Offer you the ability to use a credit card to pay for maintenance and repairs.
*Offer your tenants the ability to pay their rent with a credit card.
LEASE HIGHLIGHTS *To protect our owners, we have put together a most comprehensive lease.
*Tenants waive their statutory 10 day grace period before we can start court action. We can start court action as early as the 6th.
*We have a “Tender not Available” clause which allows us to follow through with the eviction even after collecting the late rent.
*A 30 day notice is from the first to the 30th or 31st so that even if someone moves out during the middle of the month, they owe rent for the full month. (PCS moves not included)
*Tenants must sign a detailed room-by-room and wall-by-wall inspection before moving in.
*Tenants must have the carpets professionally steam cleaned when they move.
*Tenants are held responsible for any damage above and beyond fair wear and tear. And fair wear and tear is specified.
*Tenants are responsible for upkeep of the yard and grounds to include mowing, watering and trimming.
*There is no subletting without written permission.
*No pets without written permission. Must pay additional pet deposit and extra monthly rent to have a pet.
*You and we as your agent have authority to inspect the property at reasonable times.
*No alterations are allowed without written permission.
*No painting allowed without written permission.
*No major vehicle repairs allowed on the premises.
*No cars allowed to be parked on the yard or grass.
*Tenants are responsible for exterminating.
*Tenants are responsible for trash removal.
*Repairs that are tenant’s responsibility are listed in the lease. |
